DETAILS As ski resorts go, Schweitzer Mountain Resort, in the panhandle of northern Idaho about 11 miles north of Sandpoint, is not much of a standout. But that may soon change. Its 2,900 acres of lift-served terrain reach as high as 6,400 feet and include 84 trails and open bowls. Last summer two new chairlifts were added, and now the resort is working on a large-scale development plan whose first phase is this ski-in, ski-out project, Trappers Creek. It consists of 35 homesites adjacent to the resort village. Heated roads and other infrastructure went in last summer, and lots are now being offered for sale. The village has restaurants, shops and guest lodges, one with the heated outdoor pool. The resort's terrain, known for its excellent tree skiing, also includes nordic trails and thousands of untracked acres reachable by snowcat on guided trips. And in summer, nearby Lake Pend Oreille offers options for watersports. The closest major airport is about 90 miles southwest in Spokane, Wash., where direct flights arrive from Chicago, Minneapolis, Denver, Los Angeles and elsewhere.

DETAILS Alea is about 18 miles south of the United States border and the center of Tijuana in the gated Real del Mar development, which is made up of residences, a Residence Inn by Marriott hotel, an 18-hole golf course and other amenities. On cliffs overlooking the Pacific, the eight-story building will have 45 condominiums -- 1,291-square-foot, two- to three-bedrooms and penthouses with 1,937 square feet of space. The units are sold in full ownership, so owners can use them as much as they like; an optional rental program will be available. Each unit will feature a balcony and polished concrete or hardwood floors. Within the new project will be an infinity pool, a whirlpool, an outdoor fitness area, a business center and a cliffside lounge deck with cabanas and a sandy area (there are public beaches not far south of the development). But what is likely to be the project's main draw are Real del Mar's amenities like the equestrian center, pools, a village of shops and restaurants, a spa, tennis courts, a cigar bar and a sushi bar. Room service will be available in the condos, and golf carts will be used for transportation around the development. The San Diego airport is not far north.

Breaking Ground is a weekly look at projects, planned or under construction, that include weekend or vacation homes.
